Foster Brook Estates is
an example of a project that is currently in process that Vertical has taken
from the purchase option stage through the planning and approval cycle.
This 36 acre - 24-house
sub-division is regarded as a creative solution to some tough problems with
wetlands and citizen concerns. The project will be built out over a 12-18 month
period to suit the target market of buyers seeking affordability and reasonable
commuting access to the large business community developing west of Metro
Boston.
The development is a
combination of the clustered housing approach with conventional subdivision
requirements. Challenges in the project included wetland preservation and
splitting the site into two areas with separate entrances.
The creative design of
the project provided benefits to the town and buyers such as walking trails and
open spaces for homeowners, and the town was given land abutting the street.
This sensitivity and flexibility was key in gaining support and approval of all
stakeholders in the project.
